Rules & regulations
These rules keep Cobble Hill safe and enjoyable for everyone. They may change as needed, and every guest signs a copy at check-in.
Community rules
No more than 2 vehicles per site, and all vehicles and boats must be parked in designated areas, never blocking the streets. No parking on vacant sites. Boat trailers, cargo trailers, construction equipment and boats are not allowed on your lot. No mechanic work (oil, tires and so on). Vehicles with expired tags, flat tires, that appear inoperable or that take up multiple spaces may be towed at the owner's expense.
Keep music, voices and other noise at a reasonable level, and please don't walk through other sites. Quiet hours are 10 PM to 8 AM, and guests under 18 must be with an adult during quiet hours. Drones are strictly prohibited.
Site fees cover 2 adults and 2 children under 18, with a maximum of 6 people per site. Guest fees are $5 per day for ages 16 and up, and all guests must register at the office before entering. Children under 16 must be supervised by an adult at all times. Campsites may not be used as a permanent residence, and postal mail can't be received at the campground. No subleasing of campers.
A copy of your RV's VIN and registration must be on file at the office, along with proof of at least $100,000 in liability insurance. RVs may not be sold in the park without ownership approval; they must be less than 10 years old and a $250 transfer fee applies. No "for sale" signs.
We maintain the grounds, but your lot is yours to keep neat. After one written notice, cleanup will be billed. Keep lot decor to a minimum for mowing. No clotheslines and nothing hung from trees. Decks, canopies and exterior buildings are not permitted. Guests with an approved dog pen maintain their own grass and weeds. Please wash your RV at least once a year.
RV sites check in at 2 PM and check out by 11 AM. Cabins check in at 3 PM and check out by 11 AM.
Pets must be leashed, cleaned up after, non-aggressive and never left unattended, tied outside or left on decks. Don't leave RV doors or windows open with a pet inside while you're away. Pets aren't allowed in campground buildings or on porches, and constant barking or other nuisances aren't permitted. Dog fences and pens need management approval. Violations are $25 per occurrence and may lead to the pet being barred. The park may prohibit any pet or breed at its discretion.
Open 10 AM to dusk. There is no lifeguard on duty, so swim at your own risk. Children under 16 must be with an adult. No glass at the pool.
The park speed limit is 5 MPH. Bicycles stay on the roads, no riding after dark, and riders 13 and under must wear helmets. ATVs, dirt bikes, go-carts and other unlicensed motorized vehicles aren't allowed, except golf carts. Golf cart drivers must be 16 or older with a valid driver's license, sign a liability waiver, have proof of $100,000 liability insurance on file, stay on the drives (over the speed bumps, not around them) and never drive through other sites.
Bag household waste and put it in the dumpsters. Don't dump food scraps or cooking grease on the ground. Large items like mattresses and furniture don't go in the dumpsters; take them to a landfill or use a debris removal service. Items left outside the dumpster carry a $200 fine.
Don't move fire pits or fire rings, and never leave a fire unattended.
Alcohol is allowed only on a registered campsite or by the amphitheater. No smoking in campground buildings or cabins, and please dispose of cigarette butts in proper containers, not on the ground or in fire pits.
Fireworks, firearms and hunting are prohibited in the park. Screaming, abusive language and boisterous or violent behavior will not be tolerated.
Management reserves the right to refuse admittance and to evict anyone who doesn't follow the park rules, without a refund.
Cancellations
More than 30 days before arrival: full refund, minus a $35 cancellation fee.
8 to 29 days before arrival: 50% refund or a 75% credit (valid 12 months), minus a $35 cancellation fee.
Less than 7 days before arrival: no refund, but eligible for a 50% credit (valid 12 months).
More than 30 days before arrival: full refund, minus a $70 cancellation fee.
8 to 29 days before arrival: no refund, but eligible for a 50% credit (valid 12 months).
Less than 7 days before arrival: no refund or credit.
